I provide all the furnishings and décor needed to create a warm and inviting space that helps buyers visualize themselves living there. I also offer recommendations for simple upgrades such as fresh paint, new light fixtures, or updated cabinet knobs. These small changes can make a big impact and increase a home's appeal.

Occupied Home Staging

Enhancing What’s Already There

Occupied staging happens when the seller is still living in the home while it is on the market. I go through the space, rearrange existing furniture as needed, and help organize, declutter, and depersonalize to make it more appealing to buyers. I also offer recommendations for upgrades such as fresh paint, new fixtures, and updated cabinet knobs to enhance the home's presentation.

My Process

Contract, Invoice, and Staging Date

After approving the proposed plan, the client will receive a contract, invoice, and a confirmed start date for staging. The staging process typically takes between 24 to 72 hours from start to finish.

Initial Consultations

In some cases, a phone consultation and photos are enough, and no consultation fee will be required. However, if a more detailed walkthrough is necessary, a $150 consultation fee will be due on the same day. This fee will be credited toward the total staging cost.

Proposal

A Proposal will be drafted and sent, outlining a summary of the job and the cost of the job. 

Pricing

Each job is priced as a flat rate, but the cost will vary depending on the specific details of each project. Factors such as the size and square footage of the home, listing price, neighborhood, and location will all influence the final quote. Partial staging is also available as an option.

Delivery and Set Up

All furniture and accessories will be delivered and set up according to the agreed-upon plan, with careful attention to creating a cohesive and inviting space.

Destage

Once the house has sold and staging is no longer needed, I will handle the removal of all furnishings in a timely and efficient manner, ensuring a smooth transition for the next steps.
